I've been watching this mod for a while now, there was an alpha build release about a year ago, and I think they are supposed to deliver a beta fairly soon...okay I haven't been watching that closely.

Here's a couple more interesting mods in development:

Mario Kart: Source
Black Mesa: Source --> completely redoing the original Half Life
